Summary answer: If your home is near Vienna rather than inside the Town, the timing case looks similar but the numbers differ, because the tax rate, buyer competition, and price trends change from one jurisdiction to the next. Redfin's Compete Score for Vienna was 55 out of 100, which it labels somewhat competitive, while a Bright MLS analysis of the Vienna postal city showed a 7-day median on market. So sellers inside the Town and sellers with a Vienna mailing address elsewhere can be working in different conditions.
I'm Johnny with JQ Real Estate. Here is how I compare the markets around Vienna before telling a seller whether to list now.
What "near Vienna" can mean
Many homes with a Vienna mailing address are not inside the Town of Vienna. They sit in unincorporated Fairfax County, and buyers see that on the tax bill. Inside the Town, the combined rate is $1.31 per $100 of assessed value: Fairfax County's $1.12, effective July 1, 2026, plus the Town's 19 cents. Loudoun County's rate is $0.805. On a $1,000,000 assessment, the difference between $1.31 and $1.12 is about $1,900 a year, and the difference between $1.31 and $0.805 is about $5,050. Confirm with Fairfax County Tax Administration at 703-222-8234 and the Town at 703-255-6325.

What the Vienna data says today
Redfin reported a median sale price of $1,356,854 for Vienna over the three months ending September 2026, up 2.8% from a year earlier, with 51 homes sold, down 25.3% from 68. The median home spent 47 days on the market, up 15 days, and sold at 98.8% of list. 24.0% of homes sold above list, down 11.3 points, and 23.9% had price drops, up 4.9 points. Median price per square foot was $400, down 6.1%. Redfin's Compete Score for Vienna was 55 out of 100, which it labels somewhat competitive, and it estimates that the average home sells about 1% below list and goes pending in about 36 days, while hot homes sell about 1% above list in about 5 days, with about 3 offers per home. A separate analysis by the Fox Homes Team of Bright MLS closed sales for the Vienna postal city, for the 12 months ending October 9, 2026, showed a median sold price of $1,250,000, up 4.2%, with 768 homes sold, a median of 7 days on market, and an average sale-to-list ratio near 101%. By type, the median was $1,425,000 for detached homes, $832,500 for townhouses and $442,500 for condos, with condos taking a median of 13 days. That analysis is a secondary source with its own geography and method, so it will not match Redfin's figures, and I use it only as a cross-check. Those combined numbers tell me buyers are selective, but well-priced homes still move.
Why the timing question is local
Buyers near Vienna weigh commute options. The Vienna/Fairfax-GMU Metro station, at 9550 Saintsbury Drive in the median of I-66 at Nutley Street, is the western terminus of the Orange Line, with Dunn Loring as the next station and 5,840 parking spaces, according to Wikipedia. I did not verify whether the station sits inside the Town limits. The Pentagon station is served by the Metro Blue and Yellow lines only, so a trip from Vienna means the Orange Line to Rosslyn and a transfer to the Blue Line, which you should confirm in WMATA's trip planner and test at your commute hour. Homes within a short trip of the station draw commuters, and a house far from transit competes on space and school boundaries instead.
Use the right comps
I do not mix Town comps with comps from elsewhere in the postal city unless buyers cross-shop them. Pull sales within about half a mile and within the last 90 days, matching property type and condition. A condo near the Metro station does not compare directly with a detached house in a Fairfax County neighborhood with a Vienna address.
Check what buyers will see on the tax bill
A buyer who sees a Vienna address may assume the Town rate, so confirm the jurisdiction before you list and state it in the marketing. If your property is outside the Town, mention the $1.12 county rate. If it is inside, mention the combined rate of $1.31 and that both the county and Town bills are due July 28 and December 5. Clear tax facts at the start prevent a buyer from cutting an offer over a surprise later.
My timing advice
- If your home is well-maintained and priced to the latest comps, listing in the near term makes sense because Redfin's data shows 24.0% of Vienna homes still selling above list.
- If your home needs work, fix the visible items first, because 23.9% of listings had a price drop.
- If you need to buy next, remember that the Freddie Mac 30-year rate was 7.28% on October 1, 2026, which affects your next payment more than the timing of your sale.
An example
Suppose you own an $850,000 townhouse with a Vienna address outside the Town limits. Your tax bill uses Fairfax County's $1.12 rate, which works out to $9,520 a year, rather than $11,135 at the combined Town rate. A buyer comparing your house with a similar one in Loudoun County at $0.805 sees $6,843 a year. Those differences matter to a buyer's monthly payment, and they are the kind of detail that buyers raise in negotiation, so I put them in the listing. The $850,000 value is an illustration.
Next step
Reach out with your address. I will confirm which jurisdiction you are in, run the right comps, and tell you whether listing now or waiting makes more sense for your situation.
