Many homes with an Alexandria mailing address are not inside the City of Alexandria. Some sit in Fairfax County, and buyers see that on the tax bill. The City of Alexandria rate is $1.135 per $100 of assessed value, held flat by the City Council on April 29, 2026 for the fiscal year that began July 1, 2026. Fairfax County's rate is $1.12 effective July 1, 2026. Arlington's is $1.053 and Loudoun's is $0.805. On a $700,000 assessment, the difference between $1.135 and $1.12 is about $105 a year, but the difference between $1.135 and $0.805 is about $2,310.

What the Alexandria data says today
Redfin reported a median sale price of $736,450 in August 2026, up 11.2% from a year earlier, with 569 homes sold, down 9.21% from 627. The median home spent 40 days on the market versus 34 a year earlier, and the average sale-to-list ratio was 99.8%. About 31.0% of homes sold above list, and 28.4% had a price drop. That combination tells me buyers are selective, but well-priced homes still sell near asking.
Why the timing question is local
Buyers near Alexandria weigh commute options. The Potomac Yard-Virginia Tech Metro station opened May 19, 2023 on the Blue and Yellow lines, and the Pentagon station is served by the Blue and Yellow lines. Homes within a short trip of those stations draw federal workers, who the city estimates number about 13,000 among its residents. A house far from transit competes on space and school boundaries instead.
Use the right comps
I do not mix Alexandria city comps with Fairfax County or Arlington comps unless buyers cross-shop them. Pull sales within about half a mile and within the last 90 days, matching property type and condition. A townhouse near Eisenhower Avenue does not compare directly with a detached house in a Fairfax County neighborhood with an Alexandria address.
Check what buyers will see on the tax bill
A buyer who sees an Alexandria address will assume the city rate, so confirm the jurisdiction before you list and state it in the marketing. If your property is in Fairfax County, mention the $1.12 rate. If it is in the city, mention that Council held $1.135 flat for the current fiscal year and that bills are due June 15 and November 16. Clear tax facts at the start prevent a buyer from cutting an offer over a surprise later.
My timing advice
- If your home is well-maintained and priced to the latest comps, listing in the near term makes sense because Redfin's data shows serious buyers still paying close to list.
- If your home needs work, fix the visible items first, because 28.4% of listings had a price drop.
- If you need to buy next, remember that the Freddie Mac 30-year rate was 7.28% on October 1, 2026, which affects your next payment more than the timing of your sale.
An example
Suppose you own a $700,000 townhouse with an Alexandria address just outside the city limits. Your tax bill uses Fairfax County's $1.12 rate, which works out to $7,840 a year, rather than $7,945 at the city rate. A buyer comparing your house with a similar one in Arlington at $1.053 sees $7,371 a year. Those differences are small compared with the price gap, but they are the kind of detail that buyers raise in negotiation, so I put them in the listing.
