Summary answer: The best long-run data I can verify says home prices in the City of Manassas rose 46.6% from 2020 to 2025, or about 7.9% a year, according to the Federal Housing Finance Agency's all-transactions index. A home that was worth $500,000 in 2020 would be worth roughly $732,917 on that trend, and the pace has moderated, with the index up 5.4% in 2025. The index is a city-level measure, so your own home may differ.
I'm Johnny with JQ Real Estate. Here is the series, what it can and cannot tell you about your home, and what it means for you.
The series
The Federal Housing Finance Agency's all-transactions house price index for the City of Manassas was 206.34 in 2020 and 302.46 in 2025 on a scale where 2000 equals 100.
| Year | Index | Change From Prior Year | Value of a Home Worth $500,000 in 2020 |
|---|---|---|---|
| 2020 | 206.34 | +5.1% | $500,000 |
| 2021 | 229.85 | +11.4% | $556,969 |
| 2022 | 259.48 | +12.9% | $628,768 |
| 2023 | 267.09 | +2.9% | $647,208 |
| 2024 | 287.01 | +7.5% | $695,478 |
| 2025 | 302.46 | +5.4% | $732,917 |
That works out to a 46.6% gain from 2020 to 2025. The biggest increases came in 2021 and 2022, when the index rose 11.4% and 12.9%. Growth slowed to 2.9% in 2023 and then picked up again to 7.5% in 2024 and 5.4% in 2025.
What I can say about 2026
Redfin's data for Manassas over the three months ending August 2026 showed a median sale price of $511,661, up 2.3% from a year earlier, with 151 homes sold in August, up 23.6% from 122. The median home spent 39 days on the market, up 3 days, and sold at 101.0% of list. 44.3% of homes sold above list, up 10.7 points, and 28.4% had price drops, down 1.8 points. Median price per square foot was $286, up 6.5%. Redfin's Compete Score was 77 out of 100, which it labels very competitive, with an average of 3 offers per home, and it estimates the average home sells about 1% above list and goes pending in about 39 days, while hot homes sell about 2% above list in about 20 days. The median rising 2.3% does not mean every home rose 2.3% in a year, because a median shifts with the mix of homes sold.
What the increase means for owners and buyers
- Owners. Equity has grown, especially for those who bought before 2022. Many owners also carry mortgage rates far below today's 7.28%, which affects whether they sell.
- Buyers. Prices that rose almost 47% while rates rose too have made monthly payments much higher than in 2020. Budget on the payment, not the percentage gain.
- Taxes. Higher values raise assessments, which rose about 7.3% this year. The city rate fell from $1.26 to $1.24 per $100 for fiscal 2027, yet the average residential bill is still expected to rise about $289 a year.
Condos versus houses
Citywide indexes blend property types. I did not find a published forecast or index that splits condos from houses for Manassas, so I do not quote one. Condo owners who bought in 2020 may not have seen the same gain as houses, and the only way to know is to compare sales of the same building.
How to estimate your own gain
- Find your purchase price and date.
- Pull the sold prices of three to five similar homes in your community from the last 90 days.
- Adjust for your updates and condition.
- Compare the result to the city index as a sanity check.
An example
Suppose an owner bought a Manassas townhome for $300,000 in 2020. Applying the city index gives an estimate of about $439,750 for 2025. If the townhome was updated, the actual value may be higher. If the community has deferred maintenance, it may be lower. The owner asks for a comparable market analysis of recent sales in the community, which shows the real number, and uses it to decide whether to sell or hold. The index set the expectation, and the comps made the decision. The purchase price is an illustration.
