Summary answer: To buy in Vienna in 2026, plan to have your down payment, about 2% to 3% of the price for closing costs, two to three months of housing payments in reserve, and a few thousand dollars for moving and immediate repairs. On a purchase near the Town's median sale price of $1,356,854 for the three months ending September 2026, that works out to roughly $204,420 with 10% down. Lower-priced condos, VA loans, and first-time buyer assistance can cut the cash you need dramatically.
I'm Johnny with JQ Real Estate. Most buyers only think about the down payment and then get surprised. Here is the whole picture, so you can set a real savings target.
The four buckets of cash
- Down payment. Anywhere from 0% on a VA loan to 20% on a conventional loan that avoids mortgage insurance.
- Closing costs. Lender fees, title insurance, recordation taxes, and prepaid taxes and insurance, typically 2% to 3% of the price.
- Reserves. Lenders often want to see two or more months of housing payments left after closing, and some programs require more.
- Moving and move-in costs. Movers, utility deposits, and the first repairs or furniture purchases.
What it adds up to at different price points
I used Freddie Mac's 7.28% average 30-year rate from October 1, 2026, Vienna's combined tax rate of $1.31 per $100, $150 a month for insurance, and mortgage insurance estimated at 0.6% a year where the down payment is under 20%. Reserves are three months of the full payment, and I added $3,000 for moving and move-in costs. These are planning estimates, not a quote.
| Price | Down | Down Payment | Closing (2.5%) | 3 Months Reserves | Total Cash Needed |
|---|---|---|---|---|---|
| $400,000 | 5% | $20,000 | $10,000 | $10,130 | $43,130 |
| $800,000 | 10% | $80,000 | $20,000 | $18,929 | $121,929 |
| $1,357,000 | 10% | $135,700 | $33,925 | $31,795 | $204,420 |
| $1,357,000 | 20% | $271,400 | $33,925 | $27,178 | $335,503 |
Why the median-priced purchase is out of reach for many
Redfin reported a median sale price of $1,356,854 for Vienna over the three months ending September 2026, up 2.8% from a year earlier, with 51 homes sold, down 25.3% from 68. The median home spent 47 days on the market, up 15 days, and sold at 98.8% of list. 24.0% of homes sold above list, down 11.3 points, and 23.9% had price drops, up 4.9 points. Median price per square foot was $400, down 6.1%. Redfin's Compete Score for Vienna was 55 out of 100, which it labels somewhat competitive, and it estimates that the average home sells about 1% below list and goes pending in about 36 days, while hot homes sell about 1% above list in about 5 days, with about 3 offers per home. A separate analysis by the Fox Homes Team of Bright MLS closed sales for the Vienna postal city, for the 12 months ending October 9, 2026, showed a median sold price of $1,250,000, up 4.2%, with 768 homes sold, a median of 7 days on market, and an average sale-to-list ratio near 101%. By type, the median was $1,425,000 for detached homes, $832,500 for townhouses and $442,500 for condos, with condos taking a median of 13 days. That analysis is a secondary source with its own geography and method, so it will not match Redfin's figures, and I use it only as a cross-check. At the lower end of the market, condos cost much less, and the cash you need falls in proportion. The table shows that a 5% down purchase of a $400,000 condo needs about $43,130, a fraction of the cost of a median-priced house. Loans above the $1,249,125 conforming limit are jumbo loans, which carry their own reserve and down payment rules, so a median-priced Vienna house can need more cash than the table shows.
Programs that reduce the cash you need
| Program | What It Does |
|---|---|
| VA loan | 0% down for eligible veterans and service members, with no monthly mortgage insurance. |
| FHA loan | 3.5% down with a 580 credit score, with an upfront premium of 1.75%. |
| Virginia Housing grant | 2% of the price on conventional loans or 2.5% on FHA loans, for eligible buyers within income and price limits. |
| Fairfax County homeownership programs | Affordable and Workforce Dwelling Unit sales, down payment assistance and counseling as funding is available; call 703-246-5087 for current terms. |
Virginia Housing posts its current income and price limits at virginiahousing.com, and they change, so check them before you rely on the grant. Fairfax County's page does not publish income limits, so confirm eligibility directly. Price limits may exclude much of the Vienna market, so ask before you assume you qualify.
Where gift funds and savings can come from
Lenders will ask for two months of bank statements and will want to know where every large deposit came from. Gift funds from a family member are usually allowed with a signed gift letter. Money from a retirement account may be allowed but can have taxes and penalties, so talk to your tax advisor first. Avoid moving money between accounts in the weeks before you apply, since each transfer needs explaining.
An example
A couple earns $150,000 together and has $60,000 saved. They want a $550,000 townhome. A 10% down payment is $55,000, which leaves almost nothing for closing costs or reserves, so they restructure. With an FHA loan at 3.5% down they put down $19,250, which leaves cash for closing, reserves, and moving. The trade-off is mortgage insurance for the life of the loan, since they are putting less than 10% down. If one of them is a veteran, a VA loan removes the down payment and the monthly insurance. The right structure depends on how long they plan to stay and what rate they can get.
