Different sources, different answers

The fast and slow numbers come from different data. Redfin's median of 40 days in August 2026 covers the whole city and all property types. Bright MLS data in a separate analysis showed median days on market of 8 for single-family homes and townhouses and 17 for condos over the 12 months to July 2026, using a different counting method. Both can be true, because the measures differ in how they count relisted homes and how they define the start date. The takeaway is that well-priced homes can be under contract in one to three weeks, while the citywide median, which includes many that sat, is longer.

  5. Season and rates. Spring is busier. Freddie Mac's 30-year rate was 7.28% on October 1, 2026, which restrains buyers.

What makes a home sit

  • Overpricing. Redfin reported that 28.4% of homes had price drops in August.
  • Condo issues. High dues, weak reserves, or unapproved financing can slow a sale.
  • Condition problems. Visible repairs raise doubts.
  • Limited showings. Restrictive access reduces exposure.
  • Flood or noise concerns. About 20% of the city is mapped as floodplain, and buyers ask about it.

What the delays cost

Add price reductions that usually follow a long listing, and the cost compounds. An example

A seller lists a Braddock Road area condo on a Thursday. The unit is priced at the lower-middle of the comps, with an offer review date on Tuesday. Two offers arrive, and the seller accepts one at 99% of list with a 35-day close. That is 5 days to contract and 40 days to closing, roughly six and a half weeks in total, plus about two weeks of prep. A similar condo priced 6% too high lists the same week, draws few showings, and reduces twice, going under contract on day 49. The second seller's total timeline is about 13 weeks.
