Summary answer: A PCS move compresses your home search into a fixed window and adds paperwork, but it also gives you tools most buyers do not have, including VA financing. The practical effects are that you usually buy on a deadline, often from a distance, you must satisfy the VA's occupancy rule, and you need to plan the closing around your report date. In Vienna, where Redfin reported a median of 47 days on market and a 98.8% sale-to-list ratio, a prepared military buyer can close on schedule.

How a PCS changes the process

FactorWhat ChangesWhat To Do
DeadlineYou have a report date, so the search window is fixed.Work backward from the report date and start before you have a house in mind.
DistanceYou may be buying before you arrive.Use virtual tours, a trusted local agent, a pre-offer inspection, and a remote closing if your title company offers it.
FinancingVA loans are common, with no down payment and no mortgage insurance for eligible buyers.Get a Certificate of Eligibility and a fully underwritten pre-approval early.
OccupancyThe VA requires primary residence occupancy within about 60 days of closing, with documented exceptions such as PCS orders.Put your orders or exception documentation in the loan file before underwriting.
BudgetYour housing allowance is set by rank and location.Look up the current rate for your duty station with the Defense Travel Management Office and compare it to the full monthly payment.

The three things that go wrong

  1. The condo is not VA approved. Much of the attainable inventory is condos and townhomes in associations, so check the project before you offer.
  2. The timeline slips. Contract to close commonly takes 30 to 45 days, and if the appraisal requires repairs or the title work is slow, it can run longer.
  3. The payment is bigger than expected. Freddie Mac's 30-year average was 7.28% on October 1, 2026. Inside the Town of Vienna the combined tax is $1.31 per $100 of assessed value. Run the full payment before you commit.

What the VA payment looks like

On a $1,000,000 purchase with nothing down and a first-use funding fee of 2.15%, the fee is $21,500. Financed into the loan, the balance becomes $1,021,500, and at 7.28% the principal and interest payment is about $6,989. Add real estate tax of about $1,092 a month at the combined rate, plus insurance. There is no monthly mortgage insurance on a VA loan, which is why the VA payment often beats a conventional loan with a small down payment. Compare the total against your housing allowance, because that comparison decides whether the purchase is comfortable or a stretch.

Your closing, remotely

Many buyers close without being in Virginia. Your title company can tell you whether it offers remote or mobile signing, and whether it accepts a power of attorney. A lender may have its own rules for powers of attorney on a VA loan, so raise the question early. If you are overseas or in the field, give the settlement company a clear signing plan weeks before closing, with the original documents routed to the right place.

Where PCS buyers look near Vienna

The Vienna/Fairfax-GMU Metro station, at 9550 Saintsbury Drive in the median of I-66 at Nutley Street, is the western terminus of the Orange Line, with Dunn Loring as the next station and 5,840 parking spaces, according to Wikipedia. I did not verify whether the station sits inside the Town limits. The Pentagon station is served by the Metro Blue and Yellow lines only, so a trip from Vienna means the Orange Line to Rosslyn and a transfer to the Blue Line, which you should confirm in WMATA's trip planner and test at your commute hour. Redfin reported a median sale price of $1,356,854 for Vienna over the three months ending September 2026, up 2.8% from a year earlier, with 51 homes sold, down 25.3% from 68. The median home spent 47 days on the market, up 15 days, and sold at 98.8% of list. 24.0% of homes sold above list, down 11.3 points, and 23.9% had price drops, up 4.9 points. Median price per square foot was $400, down 6.1%. Redfin's Compete Score for Vienna was 55 out of 100, which it labels somewhat competitive, and it estimates that the average home sells about 1% below list and goes pending in about 36 days, while hot homes sell about 1% above list in about 5 days, with about 3 offers per home.

An example

Suppose a major receives orders with a report date in 10 weeks. She gets her Certificate of Eligibility the first week and a pre-approval for a $850,000 purchase. She tours three townhomes with her agent on a video walkthrough, flies in for a weekend, and makes an offer on a townhome. The contract allows a 35-day close. Her lender has her orders in the loan file before underwriting starts, and the closing falls two weeks before she reports. The plan worked because every step was scheduled from the report date backward.

Plan from your report date

Reach out with your report date and I'll build your timeline, connect you with a VA lender, and line up the communities that fit your duty station.
