Summary answer: Commuter buyers influence Alexandria pricing mainly by competing for homes close to Metro stations and major roads, and by supporting steady demand through federal employment. I cannot give you a verified dollar premium for Metro proximity, and anyone who quotes a precise number without a sold-price study is guessing. What I can document is where the commuters are, how many there are, and how competitive the market is where they shop.

Who the commuters are

City officials said in March 2025 that about 13,000 federal workers live in Alexandria. Many of them commute to the Pentagon, Washington, DC, or Fort Belvoir. The Mark Center at Seminary Road and Beauregard Street near I-395 is technically part of Fort Belvoir and is not near Metrorail. According to the city's page, last updated in 2022, it is served by a Metrobus shuttle from the Pentagon and a DoD-funded DASH AT2X route from King Street-Old Town.

Which transit options buyers weigh

  • Metrorail. King Street-Old Town, Braddock Road, and Potomac Yard-Virginia Tech on the Blue and Yellow lines, Eisenhower Avenue on the Yellow line, and Van Dorn Street on the Blue line.
  • Pentagon access. The Pentagon station is served by the Blue and Yellow lines only, and DASH routes 35, 103, and 104 serve the Pentagon bus hub.
  • Potomac Yard-Virginia Tech. This station opened May 19, 2023.

What the market data shows

Redfin's August 2026 data rated Alexandria's Compete Score at 71 out of 100, Old Town at 70, Arlington at 68, and Washington, DC at 47. In other words, competition is high in Alexandria, which is consistent with strong commuter demand, but the score is not a measure of a Metro premium. Redfin also reported a citywide median of $736,450, up 11.2%, with 31.0% of homes selling above list.

How I price a commuter-friendly home

  1. Find sold comparables within walking distance of the same station, not just in the same ZIP code.
  2. Check how many sold quickly. Redfin said hot homes sold in about 21 days, near 1% above list.
  3. Compare against similar homes farther from transit to see the actual spread in recent sales.
  4. Price to the data, then market commute times and transit options prominently.

Planned transit is not delivered transit

Some buyers pay for what is coming rather than what exists. The draft Duke Street Land Use Plan, released in September 2026, covers a four-mile corridor from Alexandria Union Station to Landmark and Van Dorn, and a bus rapid transit concept for the corridor was adopted in summer 2023. The plan is still a draft, with comments running into November and Council action possible in late 2026 or early 2027. I tell sellers not to price in service that does not yet run, and I tell buyers to treat promised service as a bonus rather than a reason to overpay.

For marketing, I list the real commute options a buyer can test today: the nearest Metro station and line, the bus routes, and the drive to I-395 and the Pentagon. A buyer can verify those on a weekday morning, and that credibility helps a listing.

Risks to be honest about

Federal employment can change with budgets and policy, and some buyers now commute less often. Also, noise matters: a 2023 Alex Times report said southbound flights from Reagan National fly over Old Town, and the city commissioned a noise-mitigation study. Proximity to transit and highways can be a plus for some buyers and a minus for others.

An example

Suppose you own a townhouse a ten-minute walk from the Braddock Road station. I would pull sales from that walking radius over the past 90 days, compare them to similar townhouses a mile away, and see whether the closer homes sold faster or at higher prices. If they did, I would price toward the upper end of the range and highlight the station. If they did not, I would not claim a premium that the data does not show.
